From October 2008 it has been been a legal requirement for all  newly built commercial buildings or commercial buildings that are to be rented or placed for sale to have a Commercial EPC - Energy Performance Certificate - in place. The Commercial EPC allows prospective tenants, owners or occupiers to see how energy efficient the commercial building may be, allowing them to compare buildings and make calculations about how much it may cost to run the property as part of their business decisions. Commercial EPCs also contribute to part of the Government’s work towards making a difference to the 50% carbon emissions from buildings. As part of this work it also means that from January 2009 it will be necessary for commercial properties to have their air conditioning systems inspected. In addition to Commercial EPCs, Display Energy Certificates are required for public buildings that are used by public authorities or institutions that provide a service to a large section of the public. The Display Energy Certificates are valid for one year and come with an Advisory Report, which is valid for seven years.
